Ada County Condo Market Review 2025

Insights provided by Urban Boise Advisors
Market Intelligence & Opportunity

Ada County recorded 190 condo closings in 2025, down from 200 in 2024. Their combined sale prices totaled $89.9 million, about 1% below the prior year’s $90.9 million. The median sale price rose from $389,950 to $412,500. Those figures reflect fewer transactions and a different mix of units sold, not a uniform change in the value of every condo.

Where sales happened

Boise accounted for 174 of the county’s 190 recorded condo closings. Eagle had 13, Garden City two, and Meridian one. Condos represented 1.92% of county closings across condos, single-family homes, single-family homes with acreage, and townhouses, down from 2.18% in 2024. Within the same four categories in Boise alone, the condo share was 4.62%. Small counts outside Boise make city-by-city price rankings especially fragile.

Prices across the market

The average condo sale price was $473,419, above the $412,500 median. In 2025, 97 closings fell between $300,000 and $499,999, just over half of the total. Another 39 were below $300,000, 32 were between $500,000 and $749,999, and 22 were $750,000 or more.

Harris Ranch Lofts offers one example. Its six Haystack Street addresses accounted for 29 condo closings in 2025, including 19 at the Stacker address. The countywide median was $412,500; among closings outside those addresses, it was $389,900. This isolates one source of sales mix.

How long were homes on the market?

The countywide median condo closing recorded 23 days on market, compared with 18 for single-family homes. The Boise-only difference was wider: 24 days for 174 condos, versus 12 for 3,196 single-family homes. Boise condo medians have exceeded single-family medians in each of the last three calendar years. The two property types still differ in size, ownership, location within the city, and likely buyer pool.

A condo buyer may be comparing a residence, an association, and an ownership structure at once. Dues, reserves, financing, parking rights, rental policies, and a building's history can take time to understand. Sellers benefit when those details and the unit’s place among alternatives are explained clearly from the start. Sales data doesn't isolate those factors as the cause of the gap, but it shows why a generic citywide comparison offers limited guidance for a condo listing.

Putting a 2025 sale in context

For buyers, the county median offers a starting point for understanding the range of transactions. For owners considering a sale, an Urban Boise Advisor can help evaluate marketing time and price against current alternatives in the same building and nearby communities. Association expenses, reserves, rental rules, parking, views, and renovation history can change how two similarly priced units compete.
