Ada County Condo Market Midyear Report 2026

Insights provided by Urban Boise Advisors
Market Intelligence & Opportunity

Ada County recorded 103 condo closings in the first half of 2026, up from 89 in the same period in 2025. Their combined sale prices rose from $42.7 million to $46.2 million. However, the median price of sold condos moved from $424,000 to $400,000. More sales and a lower median can occur together when the buildings and price ranges represented in the closing pool change.

Ada County condo sales rose to 103 as median prices fell to $400,000 in 2026.Matching January–June periods show transaction and price measures moving in different directions.

Activity grew without a larger market share

Condo closings rose 15.7% from the first half of 2025, while single-family closings rose 17.9%. Across the four housing types tracked here, condos accounted for 1.87% of Ada County closings, compared to 1.91% a year earlier. The additional condo transactions therefore do not, on their own, point to an expansion of the category’s share.

Which sales shaped the price

The average condo sale price was $448,908, down from $480,129 in the first half of 2025. At least two changes in the sales mix matter: closings at $750,000 or more fell from 13 to five, while closings from $500,000 through $749,999 rose from 14 to 29. Sales below $300,000 increased from 17 to 23. The lower median reflects this shifting mix of transactions; it does not measure how much a specific unit’s value moved.

Harris Ranch Lofts remained a visible part of the closing pool. Its six Haystack Street addresses accounted for 23 of the 103 condo sales through June, including nine at the Murray address and seven at the Stacker address. The overall county median was $400,000, compared with $370,000 among sales outside those six addresses. The comparison illustrates how a phased development can influence the aggregate.

The time-to-sale difference in Boise

Among Boise closings, the median condo spent 24 days on market in the first half of 2026, compared with seven days for a single-family home. A year earlier, the corresponding figures were 15 and eight days. The condo samples were 97 and 83 sales, respectively.

This measure covers properties that successfully closed. It does not tell us how many comparable condos are available today, how long active listings have been offered, or what a specific seller should expect. Building and unit attributes, pricing strategy, association considerations, and buyer alternatives still define the most relevant competitive field.

The wider gap makes the quality of information around a condo sale especially relevant. A buyer may need answers about the association, financing, parking, rental policy, and comparable buildings before deciding how to act. Organizing those answers and positioning the residence against its real alternatives is part of an advisor’s work. Whether that produces a shorter time to sale is a question Urban Boise will continue to measure over future listings and sales.

Reading the next half of the year

The first six months offer evidence of completed transactions, not a forecast for the rest of 2026. The useful follow-up will be whether later closings come from another concentration of newly delivered residences, how the price distribution changes, and whether the condo marketing-time gap persists within comparable buildings and price ranges.

About the data
Source: Urban Boise analysis of Intermountain MLS Ada County closed-sale exports for January–June 2025 and January–June 2026, grouped by closing date. Sold and Unpublished Sold records are included. Condo share uses condos, single-family homes, single-family homes with acreage, and townhouses; mobile/manufactured categories in the 2026 export are excluded. Single-family count and DOM comparisons use the Single Family type alone. Volume is the sum of sold prices. Days on market describes closed listings, not current inventory. Harris Ranch address counts include possible resales.
